Client Background
Montegra Capital Resources is a Denver-based hard money lender for real estate investors. The company has been one of Colorado’s leading lenders for over 50 years.
The Montegra team first approached Inflow for digital marketing services in 2023. Unsatisfied with their former agency, they partnered with us to advance their local SEO and PPC efforts to drive more brand awareness and qualified leads for the business.

But, before we could deploy our proven SEO content marketing services, we had a few obstacles to overcome first.
The Challenge
Montegra.com was in the midst of a website migration project when our partnership began. A planned website “refresh” had gradually become a complete overhaul, requiring redirection of URLs, creation of new pages, deletion of old content, and more technical updates.
To maximize our planned content strategy, we needed to first conduct a full technical SEO audit, resolve any outstanding issues, and complete the migration in full.
Only after that feat was done could we start the real meat of our SEO efforts: web content creation and optimization.

Remedying Migration Mistakes
Migrating a website can have serious effects on your brand’s organic search performance. Unfortunately, it’s all too common for companies to forget that — and frantically bring an SEO team in at the last minute (or even post-migration!) to clean up mistakes.
Montegra had not yet launched its migrated site at the beginning of our partnership, and plenty of technical optimizations still needed to be made on the staging sites, which would extend the timeline for the migration and our team’s planned content strategy.

In addition to content and branding inconsistencies on the mobile site, our team identified (and resolved) the following technical issues on Montegra’s staging sites:
- Non-indexable URLs
- Outdated sitemaps
- 404 URLs
- Improperly redirected URLs
- Duplicate H1s
- Missing meta titles and descriptions
- Irrelevant content
- Missing Google Tag Manager (GTM) tracking
Under our team’s experienced guidance, the migration was completed and the new site launched in the spring of 2024. And, while it’s normal for traffic to decline or plateau post-migration, Montegra’s site actually experienced a 31% increase in organic traffic three months after the migration was complete.

Consolidating & Removing Outdated Content
Given Montegra’s long-standing history as a Colorado lender, their website is long-standing, too, with blog content dating way back to 2012.
More than a decade later, some of that content had become outdated. Hundreds of URLs were bloating the site, making it difficult for Google to determine which to crawl and index.
After conducting a thorough content audit, we created a priority list of outdated content to update and keep, consolidate, or delete completely from the site.
As just one example of that strategy in action, we chose to consolidate a series of posts from 2012 into one new, comprehensive guide: “What is Hypothecation in Real Estate?”
Thanks to Montegra’s new-and-improved website, our changes to that blog post URL resulted in almost immediate gains in clicks and impressions, including a 357% increase in the former and a 496% increase in the latter.

With all of that cleanup complete, we could finally embark on the localized SEO content marketing strategy needed to build online visibility and generate local leads.
But creating high-quality content for the financial services industry (especially for a hard money lender like Montegra) isn’t necessarily easy to do.
First, you have the challenge of accurately using the right terminology in context. In Montegra’s case, every piece of content must be reviewed by subject matter experts before publishing — which can slow down the pace of SEO gains that partly rely on consistent publishing to come to fruition.
Secondly, creating localized content for this industry can be tricky. Except for the obvious bottom-funnel keywords (“hard money lender in Colorado”), few prospective customers tack on their location to their searches. While broader, top-of-funnel content topics are the key to bringing in new audiences, not all of these website visitors will be the right fit for Montegra’s services.
Therefore, any calls-to-action within the content must be clear and aid in the pre-qualification: “If you are looking for a Colorado hard money loan, contact us today or apply online.”
